7 Signs You Need a New Roof on Long Island

If your Long Island home has asphalt shingles installed more than 20 years ago, it's in the replacement zone regardless of how it looks from the ground. Shingles can appear intact while the underlayment, flashing, and granule coating have deteriorated significantly. If you don't know your roof's age, check your home purchase records or ask a contractor to estimate it during an inspection.

Asphalt shingles are coated in granules that protect them from UV and provide fire resistance. When they start shedding granules heavily — visible in your gutters or at the bottom of downspouts — the shingles are past their protective peak. Moderate granule loss means you're in the last 3–5 years. Heavy granule loss means replacement is overdue.

Shingles that curl at the edges (cupping) or buckle in the middle have dried out and lost their flexibility — usually due to age, poor ventilation, or moisture trapped beneath them. You can often see this from the ground with binoculars. Cracked shingles are a wind damage issue common after Long Island nor'easters. Either condition means the protective surface is compromised.

Go into your attic on a sunny day and look up. If you see streaks of light coming through, those are gaps in your roof deck or shingles. If light gets through, so does water. This is a serious condition that requires immediate professional inspection.

Any section of your roof that visibly sags or dips indicates structural damage — typically rotted decking or compromised rafters from long-term moisture intrusion. Sagging is never a "wait and see" situation. It can worsen rapidly and lead to partial roof collapse in severe cases. Call a contractor immediately.

Flashing is the metal strip that seals the joints between your roof and vertical surfaces like chimneys, dormers, and skylights. On Long Island homes — especially older homes in Nassau County — deteriorated or improperly installed flashing is one of the most common sources of leaks. If your flashing is cracked, lifted, or covered in roof cement patches, it's time for a professional assessment.

A failing roof lets conditioned air escape and allows outdoor temperature extremes to penetrate. If your heating and cooling costs have climbed without an obvious explanation, your roof's insulation and sealing capacity may have degraded. This is often accompanied by an attic that's extremely hot in summer and cold in winter — a sign that the roof system is no longer performing correctly.
