Alec's Construction air-seals and insulates attics in Lake Grove (11755), working out of the yard in East Patchogue. Attic work is indoor work, so it runs straight through the winter — and the order matters more than the material: seal the leaks, open the vents, then bring the insulation up to depth.
Attic Insulation in Lake Grove
Lake Grove is an incorporated village on the north side of Lake Ronkonkoma, high and wooded, and its 1950s to 70s ranches, capes and splits sit on wooded lots under mature oaks. The ranches have the easiest attics in the village — one open space, simple to seal and fill. The capes are the harder ones: knee walls, side attics, and a top attic barely tall enough to kneel in, with the bedrooms tucked under sloped ceilings in between. Those sloped ceilings are the weak point of a cape. They are a narrow rafter bay holding whatever insulation fitted when the house was built, and the ice dams on Lake Grove capes almost always start right above them, where the oaks keep the roof in shade. The lake-shore streets on the south edge of the village are lower and damper. The village runs its own building department, which matters once the work goes beyond insulation.
What We Look at First in Lake Grove
On a Lake Grove cape the sloped part of the bedroom ceiling gets the hardest look. From the side attic and the top attic we check whether the rafter bays are open at both ends, which lets cold air wash straight through them. Depending on what is in them, those bays get dense-packed or their ends sealed. The knee walls are sealed and insulated, the side-attic floor is blocked, and the top attic is brought up to depth.
Two-Storey Colonials and the Attic Over Them
The colonials, splits and contemporaries on the wooded lots in Lake Grove have big attics and big ceilings below them, and the leaks are spread across all of it: recessed lights in the top-floor ceilings, the attic pull-down stair, bath fans, plumbing and wiring runs, and the tops of every interior wall. On a large house those add up to a lot of open area, and warm air rises through all of it all winter.
Air sealing comes first, then baffles at every eave so the soffits stay open, then insulation to full depth across the attic floor. Recessed lights rated for contact get covered; old ones get sealed boxes. The pull-down stair gets an insulated, gasketed cover — it is often the single biggest hole in the ceiling.
Tall trees shade the north slopes of these roofs, and that is where ice dams start. A sealed, cold attic keeps the deck below freezing, and the snow stays where it fell.

Seal, Vent, Then Insulate
Adding insulation over an attic that leaks air is the most common mistake in this trade. Warm, moist air keeps moving through the new layer, condenses on the cold roof deck in winter, and the attic ends up wetter than it was. So the sequence never changes: seal the bypasses, open the ventilation, then bring the insulation up to depth.
On a walkthrough Alex checks the depth and condition of what is there, the soffit intake, the ridge or gable exhaust, where the bath fans go, the attic hatch, and the underside of the roof deck for frost stains or mould. That tells us whether the attic needs topping up or a proper reset, and you get the photographs either way.
Permits in Lake Grove
The Village of Lake Grove runs its own building department at Village Hall on Hawkins Avenue, and permitted work files there, not with the Town of Brookhaven. Insulation and air sealing inside an existing attic are generally not permitted work; anything that changes the roof, the framing or the ventilation openings can be, and we check with the department where it applies.

Frequently Asked Questions
Why do ice dams form right over the bedrooms on my Lake Grove cape?
Because the bedroom ceiling is the roof there. On a cape the upstairs rooms have sloped ceilings that run under the roof, with only a narrow rafter bay between the drywall and the shingles. If that bay has thin insulation or air moving through it, heat reaches the roof deck and melts the snow right above the room, and the water turns to ice at the cold eave below. Sealing and filling those bays is the fix, and it is the fiddliest part of a cape attic.
Why is my Lake Grove attic damp in winter?
Almost always because warm, moist air from the house is leaking into it — through light fixtures, the hatch, wall tops and bath fans that vent into the attic — and condensing on the cold roof deck. Sealing the leaks and venting the fans outside is the fix, not more insulation.
Will new insulation stop ice dams on my Lake Grove roof?
Insulation alone often does not. Ice dams come from warm air leaking into the attic and heating the roof deck, so the fix is air sealing the ceiling, opening the soffit vents with baffles, and then adding depth. Done in that order, it is the real cure.
Who issues the permit for attic insulation work in Lake Grove?
The Village of Lake Grove runs its own building department at Village Hall on Hawkins Avenue, and permitted work files there, not with the Town of Brookhaven. Insulation and air sealing inside an existing attic are generally not permitted work; anything that changes the roof, the framing or the ventilation openings can be, and we check with the department where it applies.
