Every January I get the same call. Water is coming through a bedroom ceiling on the north side of the house, right under a valley or over an exterior wall, and the homeowner is convinced they need a new roof. Nine times out of ten they don't. What they have is a thick ridge of ice sitting at the eaves, backing meltwater up under the shingles, and that ice ridge formed because heat from the living space is leaking into the attic and warming the underside of the roof deck unevenly.

That's the whole mechanism. Snow on the upper roof, over the warm attic, melts. It runs down to the eaves, which sit over the unheated soffit and stay cold, and it refreezes there. Do that for a few days across 40 to 50 freeze-thaw cycles a season, which is what we get on Long Island between November and March, and you get a dam thick enough to pond water two, three, four inches deep against your shingles. Shingles shed water running downhill. They were never built to hold standing water, so it finds every nail hole and lap seam and drips into your insulation, your ceiling drywall, your walls.

Homeowners fix the symptom every time. They call for gutter heat cable, they call for ice dam removal with a steamer in February, they call about a leak and get a patch over the valley. All of that treats where the water showed up, not why it's there. The actual fix is upstream, in the attic, before the first nor'easter even rolls through. You stop the heat loss and you stop feeding the dam.

Why Long Island Attics Are Worse Than the National Average

Most of the building science content on ice dams gets written for New England or the Midwest, and it doesn't quite fit here. Long Island has its own version of the problem. Our winters swing above and below freezing constantly instead of staying locked in a hard freeze, so we get more freeze-thaw cycles per season than a place like Vermont, not fewer. Every swing is another chance to build ice at the eaves. Add salt air pushing in from three sides, which accelerates corrosion on any exposed roofing fasteners and flashing, and a housing stock heavy with additions, dormers, and bump-outs built over multiple decades, each one a fresh spot where the air barrier got broken and never properly reconnected.

I see it constantly in Brookhaven, Islip, and Smithtown colonials from the 60s and 70s where a bathroom or bedroom got added over the garage sometime in the 90s. The addition roofline creates a valley, the valley collects snow load from oak and pine debris that never got cleared off in the fall, and the attic over that addition was never air sealed to match the original structure. Same story in the older Cape Cod stock across Huntington and Babylon, where knee wall attics have huge bypasses that most homeowners don't even know exist behind the pull-down stair or the knee wall access panel.

What Air Sealing Actually Means

Air sealing is not insulation, and that distinction matters because most homeowners have blown-in insulation up there already and assume the attic is handled. Insulation slows heat transfer through a solid material. It does nothing to stop warm, moist household air from physically leaking up through gaps and holes into the attic space. Those two problems need two different fixes, and air sealing has to happen first or you're just insulating on top of leaks.

The bypasses we find on almost every job:

  • Recessed can lights that aren't rated for insulation contact, acting like little chimneys
  • The attic hatch or pull-down stair itself, usually with zero weatherstripping
  • Plumbing stacks and bath fan ducts penetrating the top plate with a gap around them
  • Chimney chases, framed with a required air gap to the masonry that goes straight to conditioned space
  • Top plates over interior partition walls that were never capped during original framing
  • Knee walls in Cape Cod and split-level attics, which act as a straight duct from the heated room below into the attic

We seal these with a combination of spray foam, fire-rated caulk where it's required near flue penetrations, and rigid foam board over larger openings like the attic hatch and knee wall backing. On a typical single-family attic this is a one to two day job, not a gut renovation, and it doesn't touch your living space or your roof surface at all. We're working entirely from the attic side.

The Chimney Chase Is Usually the Worst Offender

If you have a masonry chimney running through the house, the chase around it at the attic floor is almost never sealed correctly, because building code requires a fire-rated gap between combustible framing and the flue. That gap is exactly what lets conditioned air pour into the attic 24 hours a day. Air sealing stops the heat leak, but we still check that your soffit and ridge ventilation are working, because a properly vented attic backs up the fix by keeping the whole roof deck at a more even temperature. On the South Shore especially, homes in Babylon and Southampton with additions or roof reframes sometimes have soffit vents that got blocked by insulation baffles that were never installed, or a ridge vent that was cut short during a reroof.
