Every fall I get calls that start the same way: water in the basement, right under a window, and the homeowner swears the foundation never leaked before. It didn't. The window well did. On Long Island, a window well is a steel or plastic half-circle bolted against the foundation with nothing underneath it but whatever dirt was there when the house was built. When it fills faster than it drains, water sits against the frame until it finds the seam, and then it's inside your basement no matter how good your foundation waterproofing is.
This isn't a rare failure. Between the leaf load off oak and pine canopies, the 40 to 50 freeze-thaw cycles we get from November through March, and sandy soil that drains fine on the surface but compacts hard a foot down, window wells on this island fail more often than the design was ever built to handle. Add a nor'easter dumping two or three inches of rain in an afternoon, and a well with no drain tie-in turns into a bathtub against your foundation wall.
Fall is the season to deal with this, not spring. Once the ground freezes you can't dig, you can't add gravel, and you can't tie a well into a drain line without breaking frozen soil. If the well flooded once last winter, it will flood again, and every cycle pushes more water and salt into the frame and sill.
Why the Well Fills Before the Basement Does
The well fills because it has nowhere else to go. A properly built well has six to eight inches of washed stone below the window sill, a perforated drain at the bottom of that stone tied into daylight, a dry well, or your foundation drain, and enough depth that the top of the well sits below the sill. Most of what I dig out on Long Island has none of that. Builders backfilled with the same sandy soil they dug out, dropped the well on top, and called it done. Sandy soil looks like it drains, but once it's been compacted by years of rain and foot traffic, it holds water almost as long as clay. The well becomes a sealed cup.
Salt Air and Steel Don't Get Along
If you're within a few miles of the Sound, the Great South Bay, or the Atlantic, salt air is working on your galvanized window well every day, not just during storms. I see wells in Babylon, Bay Shore, and Southampton rusting through at the seams well ahead of what you'd expect further inland in Smithtown or Huntington. Once a seam rusts through, it's not just an eyesore, it's a spot where soil and water bypass whatever drainage you already have. A well rusting at the base needs replacement, not patching.
Gravel Depth Is Not Optional
This is where most window well jobs get cut short. Homeowners see a bag or two of pea gravel dumped in the bottom and figure the job's done. Pea gravel packs down and clogs with silt within a season or two. What actually works is clean, washed stone, at least three-quarter inch, filling the well to within a few inches of the sill, over a perforated pipe if the well is deep enough to warrant one. On a South Shore lot with a high water table, in parts of Islip, Babylon, and Southampton, that gravel bed also needs to sit above the seasonal high water mark or it becomes a wick pulling groundwater toward your foundation instead of away from it.
Covers Solve the Leaf Problem, Not the Water Problem
A clear well cover keeps oak and pine leaf litter out, and that matters, because a well packed with wet leaves holds water against the glass and frame all winter and freezes solid by January. I put covers on most wells I service. But a cover with no drainage underneath just delays the flood, it doesn't stop it. I've had homeowners tell me they bought a cover expecting it to fix a leak, and it bought them one extra storm before the well filled anyway. Treat the cover as leaf and debris control, not as your drainage plan.
Tying the Well Into a Real Drain
The permanent fix is a drain line out of the bottom of the well, run to daylight if your lot grade allows it, or into a dry well or your existing foundation drain if it doesn't. On flat South Shore lots, especially close to the water table in Islip, Bay Shore, and parts of Babylon, daylight often isn't an option, so the well ties into the same drain system protecting the rest of your foundation. Gutters Make or Break Every Well on the House
A window well doesn't fail in isolation. If your gutters dump straight down the foundation wall next to it, or the downspout extension rotted off two summers ago, you're feeding the well water it was never designed to handle. Before you spend anything on well drainage, walk the house during the next rain and watch where the water actually goes. Half the wells I fix don't need new drainage at all, they need gutters that actually carry water away from that corner of the house.
Permit Reality Across Suffolk and Nassau
Regrading a window well and adding a gravel drain typically doesn't trigger a permit in Brookhaven, Islip, Smithtown, Huntington, Babylon, or on the Nassau side, because you're not altering the structure. The line gets crossed if you're enlarging the well opening, adding an egress window, or tying into a municipal storm system instead of a dry well, at which point Suffolk County and most town building departments want a permit and sometimes a survey. If you're not sure which side of that line your project falls on, ask before you dig. It's a five-minute call, not a delay worth skipping.

Watch during the next rain. If water sits above the gravel line inside the well or tops the frame before the rest of the yard has drained, the well is your source. Most leaks under one specific window with no other basement moisture point straight back to it.
