Alec's Construction remodels bathrooms in Mastic Beach (11951), working out of the yard in East Patchogue. A bathroom job here starts with what is behind the walls and under the floor — the drain lines, the venting, the subfloor and how the room gets rid of moisture — because those decide what the new room can be before anyone picks a tile.
Bathroom Remodeling in Mastic Beach
A bathroom in a Mastic Beach bungalow was often not part of the original plan. Many of these 1940s-to-60s houses started as summer places, and the bath got squeezed in later: off a back hall, into a corner of an enclosed porch, or wherever a drain could reach. The result tends to be a tight room, supply lines running through outside walls that were never meant to be heated, and a floor framed over a shallow crawl space or poured as a slab a few feet above the bay. Below Neighborhood Road every lot falls inside the mapped flood zone, so the materials on the lowest floor matter: cement board and a waterproofing membrane under tile ride out a wetting far better than paper-faced drywall. Venting matters too. A fan that dumps into the attic of a small, tight bungalow puts the moisture straight back into the roof framing, so the duct should run all the way outside.
What We Look at First in Mastic Beach
Under the house comes first. From the crawl-space hatch we can see the drain material, how the supply lines are run and whether anyone insulated them, and what the joists under the tub look like after years of damp air. Then we check the address against the flood map. Since the village dissolved in 2017, Mastic Beach files with the Town of Brookhaven at Independence Hill, and the floodplain rules there can shape what a lowest-floor remodel may include.
Bathrooms in Low Houses Near the Bay
On the low streets near the water a lot of houses sit on slabs or crawl spaces, and many were raised after 2012. That changes the bathroom job in three ways.
First, the plumbing. On a slab the drains are in the concrete, so moving a toilet or a shower drain means cutting the floor, and the layout tends to stay close to where the lines already run. In a crawl space the drains are reachable, but they live in damp air and are worth inspecting while the floor is open.
Second, the moisture. Near the bay the house air is already humid much of the year, and a bathroom without a fan ducted to the outside will grow mildew on the ceiling no matter how good the tile is.
Third, the rules. In a mapped flood zone a large remodel can count as a substantial improvement, which brings the whole house under the flood rules. We check the address before scoping a full gut.

What a Bathroom Remodel Includes
Demolition comes first, down to the studs on the wet walls and to the subfloor under the tub or shower. That is when we see the real condition of the drains, the supply lines, the subfloor and the framing, and anything rotten or leaking gets fixed before it is covered again.
Then the rough work: plumbing moved or replaced, blocking for grab bars and the vanity, wiring for lights, outlets and the fan, and a fan duct run all the way outdoors. The shower gets cement board and a waterproofing membrane, flood-tested before the tile. Tile, fixtures, vanity, paint and trim follow, and the room is cleaned and walked with you before we leave.
Permits in Mastic Beach
Mastic Beach was its own village from 2010 until it dissolved back into the Town of Brookhaven in 2017, so permitted work files with the Town of Brookhaven at Independence Hill in Farmingville, and anything south of Neighborhood Road sits inside the mapped flood zone where the floodplain rules can shape the scope. A cosmetic refresh usually needs no permit, but moving plumbing, adding a bathroom, changing the layout or new electrical work is permitted work in Suffolk, and we file it before the walls are closed.

Frequently Asked Questions
My Mastic Beach bathroom pipes froze last winter. Will a remodel fix that?
It can, if the remodel deals with why. In converted summer bungalows the supply lines often run through an outside wall or hang in an open crawl space with no insulation. While the walls are open we can reroute lines to an interior wall where the layout allows, insulate what has to stay in the crawl space, and seal the gaps that let cold air blow across the pipes. New tile alone changes none of that.
How long does a bathroom remodel take in Mastic Beach?
A typical full bathroom runs about three to four weeks of work once materials are on site, longer if the plumbing moves or the subfloor needs repair. Special-order tile, vanities and glass doors set the start date more than the labor does, so we order them before demolition.
Do I need a permit for a bathroom remodel in Mastic Beach?
It depends on the scope. Replacing fixtures and finishes in place usually does not need one. Moving plumbing, adding a bathroom, changing walls or adding circuits does. We tell you which side of the line your plan is on during the walkthrough and file the permit if it is needed.
