They were built as seasonal cottages and turned into year-round houses, which means small, low roofs that have been added onto — a back room here, an enclosed porch there — each tied into the original roof at a shallower pitch than the one beside it. Those tie-ins are where the water gets in. The houses are close together under pitch pine and oak, so needles pack the valleys and gutters and hold rain against the shingles. A southeast wind off the bay comes across the open water with nothing to break it, and on the houses that were raised after Sandy the roof now stands higher in that wind than it was ever designed for. So the inspection near the bay starts at the edges and the joints: the rake and eave edges where wind lifts the first course, the ridge, the flashings at walls and chimneys, and any shingles whose seal strip has let go. Shingles laid on the bay side get hand-sealed when the season is cold, so they hold in the first blow.
Salt air works on the metal. Flashings, drip edge and fasteners near the water corrode faster than inland, and old roof cement smeared over a corroded flashing is the most common failed repair we find. On a house raised after 2012 the roof is a storey higher in the wind, and the edge details matter more, not less.

Repair or Replace, Honestly
If the roof is sound and the leak is a flashing or a valley, the right answer is a repair, and the roof has years left in it. If the shingles are curling, shedding granules and already on a second layer, a repair buys a season and replacement is the honest answer. A replacement here is a tear-off to the deck. The sheathing gets checked and renewed where it is soft, ice-and-water membrane goes at the eaves and valleys, flashings are replaced rather than reused, and the attic ventilation is balanced so the new roof is not cooked from below or iced at the eave.

Because shingles need pitch to shed water, and a lot of the porch and back-room additions on Mastic Beach bungalows were built flatter than shingles can handle. Water backs up under the laps, especially when wind pushes it uphill. The fix is a proper low-slope membrane on the flat section, run up under the shingles of the main roof, with the joint flashed rather than tarred. Re-shingling the same pitch reproduces the same leak.
