Large roofs are not just bigger roofs

A twenty-year-old skylight has a twenty-year-old seal. Putting a thirty-year roof around it guarantees you will be opening that roof again in five years. If a skylight is more than fifteen years old we recommend replacing the unit with the roof and we say so in the proposal — including the option to simply remove it and deck over, which is sometimes the right call.
Oak canopy over a large roof
Heavy mature oak means leaf load in the valleys and gutters every fall, and shaded north-facing planes that stay damp and grow moss. On a large multi-plane roof there are simply more places for debris to collect and stop drainage.
We spec algae-resistant shingle on shaded planes, open metal valleys throughout, and we will tell you which limbs are worth taking back off the roof. Annual valley and gutter clearing is the cheapest roof-life extension available on a wooded lot.

Multi-plane roofs frequently end up with disconnected attic spaces — a bonus room over the garage, a cathedral section, a knee-wall attic. Each of those needs its own balanced intake and exhaust. A single ridge vent on the main run does nothing for a sealed-off space, and that space is where the shingles cook and fail first.
