Roof replacement on a Dix Hills, Long Island home

Dix Hills is unincorporated Town of Huntington, and it developed from the 1960s through the 1980s as large-lot suburban housing — center-hall colonials, expanded ranches and custom builds on half-acre and acre parcels, most of it under mature oak.

Large roofs are not just bigger roofs

A 4,000 square foot colonial with a garage wing, a rear addition, two dormers and a bay window has substantially more roof-to-wall transitions, valleys and penetrations than a ranch of half the size. Those junctions are where roofs leak. The field almost never does.

  • Every valley — open metal sheds debris better than woven, which matters under oak
  • Every wall-to-roof transition, with step flashing replaced rather than reused
  • Kick-out flashing at every point a roof edge dies into a wall
  • Skylights, which are common here and are a leading leak source when re-flashed lazily
  • Chimney counter flashing cut into the masonry, not surface-caulked

Skylights deserve their own paragraph

Dix Hills houses of this era have skylights, and the single most common corner cut on a re-roof is shingling around an existing skylight rather than pulling it and installing a proper new flashing kit.

A twenty-year-old skylight has a twenty-year-old seal. Putting a thirty-year roof around it guarantees you will be opening that roof again in five years. If a skylight is more than fifteen years old we recommend replacing the unit with the roof and we say so in the proposal — including the option to simply remove it and deck over, which is sometimes the right call.

Oak canopy over a large roof

Heavy mature oak means leaf load in the valleys and gutters every fall, and shaded north-facing planes that stay damp and grow moss. On a large multi-plane roof there are simply more places for debris to collect and stop drainage.

We spec algae-resistant shingle on shaded planes, open metal valleys throughout, and we will tell you which limbs are worth taking back off the roof. Annual valley and gutter clearing is the cheapest roof-life extension available on a wooded lot.

Ventilation on a complex roof

Multi-plane roofs frequently end up with disconnected attic spaces — a bonus room over the garage, a cathedral section, a knee-wall attic. Each of those needs its own balanced intake and exhaust. A single ridge vent on the main run does nothing for a sealed-off space, and that space is where the shingles cook and fail first.

We map the attic spaces before we quote, and the ventilation for each one goes on the proposal.

Frequently Asked Questions

Should I replace my skylights when I replace the roof?
If they are more than about fifteen years old, yes. A twenty-year-old skylight has a twenty-year-old seal, and shingling a new thirty-year roof around it guarantees you reopen that roof within a few years. Removing the unit and decking over is also a legitimate option and sometimes the right one. We price all three.

Why does a big roof need more than one ventilation plan?
Large multi-plane houses often have disconnected attic spaces — a bonus room over the garage, a cathedral section, a knee-wall attic. Each needs its own balanced intake and exhaust. A single ridge vent on the main run does nothing for a sealed-off space, and that is where shingles cook and fail first.

How long does a roof replacement take?
One to two days for a typical Long Island house. Tear-off and dry-in happen the same day — we never leave a roof open overnight. Larger or steeper roofs with multiple planes run to a third day.

Do I need a permit to replace my roof?
A like-for-like re-roof generally does not require a building permit in most Suffolk towns, but that changes if the deck is being replaced, the structure is altered, or the property sits in a historic district or an incorporated village with its own code. We confirm which applies to your address before scheduling.
