Plus One ADU is a New York State program (NYS Homes and Community Renewal) that awards up to $125,000 to income-eligible homeowners to build or legalize an accessory dwelling unit — a basement apartment, garage conversion, or attached suite. Funding flows through participating local programs and rounds are limited, so timing matters.
Generally: you own and live in the home, you meet the income limits for your county, and the unit meets your town's zoning rules. We check both sides — the state's criteria and your town's — during the free walkthrough, so you get one clear answer instead of two applications' worth of homework.
Depends on the town. Islip allows them only inside the main house (max 800 sq ft, owner-occupied, special permit with a Zoning Board hearing). Babylon, Brookhaven, Smithtown, and Huntington each have their own size, parking, and occupancy requirements. This is exactly the paperwork we handle — permits and hearing package included.
Basement and interior conversions on Long Island typically run $60,000–$120,000 depending on scope. Legal accessory apartments in much of Suffolk rent for $1,900–$2,300/month. If the grant covers part of the build, the payback math gets very good — and if you don't qualify, we'll tell you that honestly too.
