Attic Insulation in Bohemia
Bohemia's residential streets north of Sunrise Highway are 1960s and 70s ranches and splits on quarter-acre lots, cut out of pitch pine and oak that were left standing over the houses. Those pines shed needles all year, and pine needles do two things to an attic: they pack the gutters so meltwater backs up under the shingles at the eave, and they clog perforated soffit vents until the attic has no intake at all. What we usually find is an original layer that has settled well below where it should be, insulation pulled back around the hatch, bath fans dumping into the attic, and soffit vents blocked by insulation pushed into the eaves.
The order of work fixes all of it: seal the ceiling penetrations and top plates, run bath fans to the outside, put baffles in at the eaves so the soffits breathe, then blow in loose fill to full depth across the whole floor, with a dam around the hatch.
The trees matter too. A roof shaded by tall pines holds snow on its north side for days, and if the attic below is warm the snow melts and refreezes at the eave. A cold, well-sealed attic is what stops that.

The Order of Work
Air sealing first, because insulation is a filter, not a barrier — warm air moves straight through loose fill and batts. Every hole between the living space and the attic gets sealed: light boxes, the hatch, wiring and plumbing penetrations, chimney chases with fire-rated material, and the tops of the walls.
Then ventilation. Baffles at every rafter bay keep the soffits open so outside air can move under the roof deck, and bath fans get ducted outside instead of into the attic. Then depth: loose fill blown evenly across the attic floor to the depth the code now calls for, with a dam around the hatch so it stays put. You get the before-and-after photographs.

My Bohemia ranch has air-conditioning ducts in the attic. Do they affect the insulation work?
They are part of it. Ducts in the attic carry conditioned air through a space that is close to outdoor temperature, and on a lot of Bohemia ranches the joints were taped decades ago and the tape has let go. That air ends up in the attic instead of the rooms. Sealing the joints with mastic and burying the ducts under the new insulation, or wrapping them where they sit high, keeps the air in the house. The ceiling still gets sealed underneath them.
Will new insulation stop ice dams on my Bohemia roof?
Insulation alone often does not. Ice dams come from warm air leaking into the attic and heating the roof deck, so the fix is air sealing the ceiling, opening the soffit vents with baffles, and then adding depth. Done in that order, it is the real cure.
Should I remove old insulation in my Bohemia attic first?
Usually not. Old insulation that is dry and clean can stay, and new insulation goes over it once the air sealing is done. It comes out when it is wet, mouldy, contaminated by animals or so packed down that it hides the bypasses we need to seal.
