Alec's Construction air-seals and insulates attics in Lake Ronkonkoma (11779), working out of the yard in East Patchogue. Attic work is indoor work, so it runs straight through the winter — and the order matters more than the material: seal the leaks, open the vents, then bring the insulation up to depth.
Attic Insulation in Lake Ronkonkoma
Lake Ronkonkoma is the hamlet around the lake, split between the Towns of Brookhaven, Islip and Smithtown, and it has a lot of old summer bungalows from the lake's resort era — small houses close together on the lake side, converted to year-round living on shallow foundations. Their attics are low, sometimes no more than a crawl space, with porches and additions on different roof lines that never connected to the original attic. Away from the lake, the streets off Portion Road and Rosevale Avenue are 1950s to 70s ranches and capes under pitch pine and oak, with conventional attics that have rarely been sealed. The bungalows near the water live in damper air, and the low streets around the south and east shores stay wet for days when the lake comes up after a long rain, and that moisture works its way up through the house.
What We Look at First in Lake Ronkonkoma
On a lake-side bungalow we start by finding every ceiling that has a roof directly above it and no attic. Those are usually the additions and the enclosed porches, and they are the cold rooms. Where there is a reachable space above, we open an access and seal and fill it. Where there is not, it is either a rafter cavity to dense-pack or a roof to insulate from above at the next re-roof, and we say which. The main attic gets sealed and filled after.
Ranches, Hi-Ranches and Shaded Roofs
Lake Ronkonkoma is mostly ranches, capes and hi-ranches under pine and oak, and the attics are open and easy to reach — which makes them some of the most worthwhile insulation jobs on the Island. What we usually find is an original layer that has settled well below where it should be, insulation pulled back around the hatch, bath fans dumping into the attic, and soffit vents blocked by insulation pushed into the eaves.
The order of work fixes all of it: seal the ceiling penetrations and top plates, run bath fans to the outside, put baffles in at the eaves so the soffits breathe, then blow in loose fill to full depth across the whole floor, with a dam around the hatch.
The trees matter too. A roof shaded by tall pines holds snow on its north side for days, and if the attic below is warm the snow melts and refreezes at the eave. A cold, well-sealed attic is what stops that.

The Order of Work
Air sealing first, because insulation is a filter, not a barrier — warm air moves straight through loose fill and batts. Every hole between the living space and the attic gets sealed: light boxes, the hatch, wiring and plumbing penetrations, chimney chases with fire-rated material, and the tops of the walls.
Then ventilation. Baffles at every rafter bay keep the soffits open so outside air can move under the roof deck, and bath fans get ducted outside instead of into the attic. Then depth: loose fill blown evenly across the attic floor to the depth the code now calls for, with a dam around the hatch so it stays put. You get the before-and-after photographs.
Permits in Lake Ronkonkoma
Lake Ronkonkoma is split between the Towns of Brookhaven, Islip and Smithtown around the lake, and the three do not share a building department; we confirm which governs the address before anything is filed. Insulation and air sealing inside an existing attic are generally not permitted work; anything that changes the roof, the framing or the ventilation openings can be, and we check with the department where it applies.

Frequently Asked Questions
My Lake Ronkonkoma bungalow has an enclosed porch that is always cold. Is that the attic?
Probably the roof over it. Porches on the old lake-side bungalows were enclosed as year-round rooms with the porch roof left as it was — low-slope rafters, no attic, and often nothing in the rafter bays at all. Heat goes straight through to the roof. Depending on the space, the bays can be dense-packed from inside, or insulated from above when the porch roof is next replaced. We check what is in there before saying which.
Can attic insulation be done in winter in Lake Ronkonkoma?
Yes, and winter is a good time for it. The work is inside the attic, the material does not care about the weather, and a cold day shows exactly where the house is leaking heat. It is one of the jobs that keeps a crew busy from November to March.
Why is my Lake Ronkonkoma attic damp in winter?
Almost always because warm, moist air from the house is leaking into it — through light fixtures, the hatch, wall tops and bath fans that vent into the attic — and condensing on the cold roof deck. Sealing the leaks and venting the fans outside is the fix, not more insulation.
Who issues the permit for attic insulation work in Lake Ronkonkoma?
Lake Ronkonkoma is split between the Towns of Brookhaven, Islip and Smithtown around the lake, and the three do not share a building department; we confirm which governs the address before anything is filed.
