Alec's Construction remodels kitchens in Mount Sinai (11766), working out of the yard in East Patchogue. A kitchen job here starts with the house rather than the catalogue — which walls carry load, where the drain and gas can go, how the hood will vent, and whether the electrical panel can feed modern appliances — because those answers shape the layout before a cabinet is chosen.
Kitchen Remodeling in Mount Sinai
Above the harbor, Mount Sinai's housing is newer than most of the North Shore: 1970s to 90s colonials and contemporaries on wooded lots. Those houses usually came with a builder kitchen that worked fine when it was new, laid out around an eat-in area with a family room beside it. The remodel people want now is a larger island, a range on an outside wall with a real hood, and better storage. Newer framing helps, but it brings its own rules. Some houses from the later end of that period may use engineered floor joists, which have strict limits on where holes can be cut for a new drain or duct. The contemporaries add tall ceilings and big windows, which change how a hood is mounted and where upper cabinets can go. Down by the harbor and Shore Road, the low streets are in the mapped flood zone.
What We Look at First in Mount Sinai
We look at what the floor is built with before planning any plumbing move. Solid lumber joists and engineered joists are drilled by different rules, and a new island drain has to follow them. In a contemporary we measure the ceiling height at the range wall, since that sets the hood choice. Mount Sinai files with the Town of Brookhaven at Independence Hill in Farmingville.
Older Kitchens on the North Shore Hills
The harbor hamlets have older houses — village houses, early colonials and post-war capes — and older kitchens bring older problems with them: walls that are not plumb, floors that slope, ceilings that are not level, and wiring that was extended rather than replaced.
Cabinets and counters show every one of those flaws, so the room gets checked with a level and a laser before ordering, and the floor and walls are corrected where needed. Out-of-plumb walls are shimmed and scribed rather than ignored.
Opening a wall is the most common request in these houses, and it is the one that needs the most care. Many interior walls in older houses carry load from the floor above. If one does, it gets a properly sized beam and posts that carry the load down to the foundation, and that is permitted, inspected work.

The Order of the Work
Kitchens run on lead times, so the order matters. The layout and the cabinet order are locked first, and the demolition date is set from the cabinet delivery, not the other way around.
Once the room is open, the structure and the systems come before anything you can see: a beam where a wall comes out, the drain and its vent, the gas line, new circuits for the appliances, and a hood ducted outdoors. Those get inspected while the walls are open. Then the finishes go in: drywall, floor, cabinets, counters after templating, backsplash and appliances, with a final walkthrough together at the end.
Permits in Mount Sinai

Replacing cabinets and counters in place usually needs no permit, but removing or opening walls, moving plumbing or gas, and new electrical circuits are permitted work in Suffolk, and we file before the work is covered.

Frequently Asked Questions
Can we add a sink to the island in our Mount Sinai colonial?
Usually. If there is a basement below, the drain and supply lines run along the basement ceiling to the island and come up through the floor. The two things to check first are the floor joists, since engineered joists only allow holes in certain places, and the venting, because an island has no wall to carry a vent. Both are solvable once we know how the floor is built.
Do I need a permit for a kitchen remodel in Mount Sinai?
It depends on the scope. New cabinets, counters and appliances in the same spots usually do not need one. Opening walls, moving the sink or the gas, and adding circuits do. We tell you which applies on the walkthrough and file it when needed.
Does my older Mount Sinai house need an electrical upgrade for a new kitchen?
Sometimes. A modern kitchen wants separate circuits for the dishwasher, the disposal, the microwave, the refrigerator and the counters, plus a large circuit for an electric or induction range. If the panel is full or undersized, it may need an upgrade. We check the panel on the first visit.
