Freshly painted living room walls and trim, the kind of work done in Mount Sinai, New York

Alec's Construction paints house interiors in Mount Sinai (11766), working out of the yard in East Patchogue. An interior job here is mostly preparation — cracks, nail pops, water stains, old glossy trim and, in older houses, old paint layers — because the finish coat only looks as good as the surface under it.

Interior Painting in Mount Sinai

Mount Sinai has some of the newest housing on this part of the North Shore, mostly 1970s through 90s colonials and contemporaries on wooded lots above the harbor. Many of those houses were built after 1978, so lead is often not a concern, but the architecture brings its own challenges. Contemporaries in particular have vaulted and cathedral ceilings, skylights, tall walls of windows and open stairways, and those surfaces take planning and staging. Skylights and the cold upper parts of vaulted ceilings are where condensation forms in winter, leaving water stains, mildew and peeling paint in the wells that need a stain-blocking primer once the source is understood. Houses on the north-facing slopes and the bluff top take the wind off the Sound, which can leave outside walls cold and drafty. Down by the harbor and the marina, the houses also deal with damp air.

What We Look at First in Mount Sinai

We look up. In a contemporary, the vaulted ceiling, the skylight wells and the top of the tallest walls tell us how much staging is needed and whether there is condensation damage. We check the year of the house to see if a lead-safe setup is needed. Then we check drywall seams and nail pops along the long open walls, where they show most when light rakes across them.

Painting Inside Older North Shore Houses

The harbor hamlets have many older houses, and older interiors need a different kind of preparation. Plaster walls crack in a web pattern, ceilings sag where the plaster has lost its grip on the lath, and decades of paint layers build up on trim and doors.

Plaster gets repaired with plaster-compatible materials, not just drywall compound smeared over the crack. Loose sections are re-secured before patching, and the whole wall is primed so the repair does not show through the new paint.

In a house built before 1978, there is a real chance that older layers of paint contain lead. Where we have to sand or scrape those surfaces, the work is set up to contain dust: rooms sealed off, surfaces misted rather than dry-sanded, and cleanup with a HEPA vacuum. On intact walls, painting over sound paint is often the safest choice.

What an Interior Painting Job Includes

Furniture is moved to the middle of the room and covered, and the floors are protected. Outlet plates and hardware come off. Then the preparation: holes and cracks filled, nail pops reset, loose tape and plaster repaired, glossy trim scuffed, stains primed with a stain blocker, and everything sanded and wiped.

Ceilings are painted first, then the walls, then the trim and doors. Two coats is the standard on walls, with the colors and sheens confirmed with you before we start. At the end the plates go back, the furniture goes back, and we walk each room with you in good light.

Frequently Asked Questions

The paint around the skylights in our Mount Sinai house keeps getting stained. What is going on?

Skylight wells are colder than the rest of the ceiling, so warm indoor air condenses on the glass and frame in winter and runs onto the drywall. Sometimes it is a flashing leak instead. We check which it is, since a leak needs a roofer first. For condensation, we clean and dry the area, treat any mildew, prime with a stain-blocking primer and paint. Better airflow and humidity control in winter help keep it from returning.

Can you paint over old oil-based trim in a Mount Sinai house?

Yes, with the right preparation. The trim is cleaned, sanded to dull the gloss, and primed with a bonding primer. Without that primer, latex paint over old oil-based trim peels and scratches off easily. With it, the new finish holds up well.

Is winter a good time for interior painting in Mount Sinai?

Yes, it is the best time. Interior painting does not depend on the weather, crews have more room in the schedule, and low-odor paints make it comfortable with the windows closed. The house heat also helps the paint dry and cure evenly.
