One check before any abandonment: what still vents through it. The live ones get the standard care
For the chimneys still working, Massapequa is south-shore standard with the canal-salt modifier: joints and crowns weathering on postwar production spec, galvanized caps and flashing corroding faster near the water, stainless as the replacement answer. My chimney doesn't vent anything anymore. Can I just ignore it?
No — an abandoned chimney weathers exactly like a live one, and it leaks through the same cracked crown and failed flashing. The honest options are three: cap it and keep the top sound (cheapest today, modest cost forever), maintain it as architecture, or remove it below the roof and roof over — which costs more once and then nothing again. The removal pencils best during a re-roof, when the deck is already open.
The boiler was converted but the water heater still uses the chimney. Does that matter?
It matters a lot. An orphaned water heater venting alone into a big cold flue condenses heavily, and the condensation soaks the masonry from inside — the classic hidden deterioration. The venting fix (a liner sized to the appliance, or wall venting) comes from the heating contractor first; the masonry decision follows it.
Do you sweep or clean chimneys?
