Chimney Repair FAQ

Repointing runs roughly $1,800 to $6,000 depending on how much of the stack needs work and how it has to be accessed. A crown rebuild is typically $900 to $2,500. New flashing at the roof line runs about $1,200 to $3,000. A full rebuild above the roofline generally lands between $4,000 and $12,000. Nearly every one of these is a one to three day job.
Most of the time it is the flashing where the two meet, not either one on its own. Water gets in at the step flashing, the counter flashing or a failed cricket on the up-slope side, then travels along framing and shows up on a ceiling several feet away. A cracked crown and an unlined or spalling flue are the other two common sources. We find which before quoting, because sealing the wrong thing costs money and does not stop the leak.
Repointing means grinding out deteriorated mortar joints to a consistent depth and packing in fresh mortar. Your chimney needs it when the joints are recessed behind the face of the brick, when you can scrape mortar out with a screwdriver, or when there is sand collecting at the base. Mortar is designed to be the sacrificial element — it is supposed to fail before the brick does, so that repointing is the repair rather than a rebuild.
No. We are a masonry and roofing contractor, so we handle the structure — repointing, crowns, caps, flashing, rebuilds and leak repair. Sweeping and flue cleaning are a separate trade and require their own certification. If you need a sweep we will tell you so plainly rather than take the job.
Older Long Island homes were built with soft lime-based mortar, and the brick of that era is soft too. If you repoint that chimney with modern hard Portland mortar, the mortar becomes stronger than the brick, and every freeze-thaw cycle forces the movement into the brick face instead. The result is spalling — brick faces popping off permanently. We match mortar to the existing masonry rather than defaulting to one mix.
Roughly April through November for mortar work. Masonry mortar has to cure above about 40 degrees and cannot freeze while curing, or it never reaches strength. Flashing and cap work can be done in colder weather. Emergency leak repairs we handle year-round with temporary measures until it can be done properly.
