Alec's Construction finishes basements and lower levels in Miller Place (11764), working out of the yard in East Patchogue. It is interior work that runs straight through the winter, and it starts with three questions answered honestly — is it dry, is it tall enough, and can someone get out of it in a fire — before anyone talks about finishes.
Basement Finishing in Miller Place
Miller Place is high ground along the Sound between Mount Sinai and Rocky Point, with no harbour and no bay, so a basement here never sees tidal water. The streets north of Route 25A are 1960s to 80s colonials, splits and ranches on wooded lots under oak and tulip trees, and the ground rolls toward the bluff, so plenty of the basements are partly out of the ground on one side. South of 25A the hamlet is inland and flatter, and the ranches and colonials there sit on more conventional full basements. The water that does reach a Miller Place basement is rain: roof water off a sloped lot, leaves in the gutters, and on the bluff-top lots, runoff that has to be carried away from the house without being sent toward the bluff edge. The houses here have the bones for finished basements; the job is getting the drainage right first.
What We Look at First in Miller Place
On a bluff-side lot we look at where the water goes once it leaves the house, because pushing roof water toward a bluff edge trades a wet basement for an erosion problem. The downspouts and grading get worked out with that in mind. Inside, we check for an exposed wall that can carry the egress and plan the rooms around it. South of 25A the order is the usual one: water, height, egress, foam, framing.
Hillside Lots and the Walkout Advantage
The harbour hamlets are built on slopes, and that changes a basement project for the better. Where the back of the basement is partly above grade, there are real windows, often a door that can serve as the legal exit, and daylight that no lighting plan can reproduce. Egress stops being a hole cut in a foundation wall and becomes a door you already have.
It also helps with moisture: a wall exposed to the air on one side dries outward instead of holding ground on both faces. The uphill side is the one to watch. The buried wall holds back the hill, and water running down the slope after a storm has to be caught and carried around the house before it reaches the foundation — gutters, discharge and grading come first.
Older houses on these hills may have stone or brick foundations that take water differently from block or poured concrete. Those walls are finished with a gap and a moisture-tolerant system, not glued-on foam and drywall.

What a Basement Walkthrough Covers
Alex looks at the walls and the floor for signs of past water, checks where the gutters discharge and how the ground falls away outside, measures the clear height under the beams and ducts, and looks at where an egress window or door could go. He also looks at the mechanicals — the boiler or furnace, water heater and panel — because the finished space has to leave clearance around them.
From that you get an honest answer on whether the space can become what you want, what has to happen first, and a written scope in the right order: water, egress, framing and insulation, mechanicals, finishes. Basement work is permitted work, and we file before we frame.
Permits in Miller Place
Miller Place files with the Town of Brookhaven at Independence Hill in Farmingville. Finishing a basement is permitted work — framing, electrical, plumbing and any egress opening are inspected — and where a house is in the mapped flood zone the floodplain rules can decide whether the space can be finished at all. We file before we frame.

Frequently Asked Questions
Where should the downspouts go on my Miller Place bluff house before I finish the basement?
Away from the foundation and not straight at the bluff. A finished basement needs roof water carried well clear of the walls, but dumping it at the top of the bluff concentrates it where the slope is weakest. The usual answer is extensions to a dry well or a dispersal area set back from the edge, with the grade pitched away from the house. Get that right first and the basement walls stay dry.
Do I need a permit to finish my basement in Miller Place?
Yes. Finishing a basement is permitted work in Suffolk — the framing, electrical, plumbing and any egress opening are inspected. An unpermitted finished basement can cause problems when the house is sold or insured. We file the permit before we frame.
Does a finished basement in Miller Place need an egress window?
Any room that could be used for sleeping needs an emergency escape opening, and many basement layouts need at least one for the space as a whole. On a buried basement that means a window cut into the foundation with a proper well and drainage. On a walkout or a hi-ranch lower level, an existing door or window may already do it.
Who issues the permit for basement finishing work in Miller Place?
