Bellport splits at Montauk Highway — incorporated Village to the south down to the Great South Bay, unincorporated Brookhaven to the north. On hardscape the village side brings two things the north side does not: an eye on what the property looks like, and salt.
Efflorescence is the bayfront paver problem
The white powdery bloom that appears on new pavers is efflorescence — soluble salts migrating to the surface as water moves through the unit and evaporates. It happens everywhere and usually weathers off within a year or two.
Near the bay it is worse and it lasts longer, because there is a continuing external salt supply on top of what is in the concrete. Homeowners see it, assume the pavers are defective, and reach for a sealer.
Do not seal new pavers to fix efflorescence. A film-forming sealer applied over migrating salts traps them under the film, and you end up with a permanent cloudy haze instead of a bloom that would have washed away. Wait a full season, clean with an efflorescence remover if it persists, and only then consider a breathable sealer.
High water table changes the base
Ground water sits high near the bay and rises further in a sustained storm. A base built to a standard depth over saturated subgrade does not drain, and a paver field that cannot drain moves.
- Open-graded base with clean stone, which drains rather than holding water
- Geotextile separation so the base does not migrate into soft subgrade
- Drainage designed before the surface, not added after it ponds
- Drywells sized for a wet-season condition, not a dry-day observation
- Permeable systems where a sealed surface would simply pond
The village looks at the whole property
Bellport Village protects its character deliberately, and that extends past the house to what the front of the property looks like. A large formal paver expanse can read wrong against an 1890s house on a village street, and bluestone, brick and gravel frequently read better.
We will tell you honestly which fits. If a paver patio in the back yard is the job, nobody is reviewing it. If you are reworking the front walk and entry on a contributing property, that is a different conversation and it should happen before the material is ordered.
North Bellport
Above Montauk Highway there is no village consideration, the lots are larger, and the water table is normal. Standard base sections apply and the jobs price like any other Brookhaven hardscape.

How long does a paver patio take?
Three to five days for a typical 400 to 700 square foot patio. Most of that is excavation and base work, which is the part you never see and the only part that decides whether the patio is still flat in ten years.
When can masonry work be done on Long Island?
Roughly April through November. Frozen ground cannot be properly excavated or compacted, and polymeric jointing sand needs dry conditions above about 50 degrees to cure. Winter is the right time to design and permit — spring dates fill during March.
