Permeable paver installation on a Long Island driveway

Permeable pavers solve a specific Long Island problem: you want more hardscape, and either your town limits how much of the lot you can cover with impervious surface, or you have a drainage situation with nowhere good to send runoff. Instead of moving water somewhere else, permeable systems put it into the ground where it falls.

How They Work

The pavers themselves are typically solid concrete units shaped with spacer nibs that create wider joints than a standard installation. Those joints are filled with small clean stone rather than sand. Water runs off the paver faces, into the joints, and down.

Below is the part that does the actual work: an open-graded stone base with large void space — typically 30 to 40 percent air by volume — several layers deep. That base is a reservoir. Water enters it, is held, and infiltrates into the subgrade over the following hours. On the sandy outwash soils across much of Suffolk County, infiltration rates are genuinely good and these systems perform very well.

It is worth being clear: the permeability comes from the base and the joints, not from the paver material. The units are ordinary dense concrete.

Why It Matters on Long Island

Impervious surface coverage limits. A number of Long Island towns and villages cap the percentage of a lot that can be covered by impervious surfaces. On smaller lots — and Long Island has a great many small lots — homeowners hit that cap when they try to add a patio to an existing house, driveway and garage. Many jurisdictions give partial or full credit for permeable systems, which can be the difference between getting the patio approved and not. Credit treatment varies by town, so confirm with your building department before designing around it.

Groundwater. Long Island draws its drinking water from a sole-source aquifer beneath it. Recharging rainwater locally rather than piping it to the street and out to the bays is aligned with how the island is supposed to manage water, and several jurisdictions actively encourage it.

Practical drainage. On flat lots with no good discharge point, a permeable system removes the need to find one. There is no channel drain, no dry well to size, no pipe run to the street.

The premium is roughly 20 to 30 percent, and it is almost entirely in the base — more stone, deeper section, more careful placement, and often geotextile on all sides of the reservoir. The offset is that you frequently eliminate separate drainage work, which can close much of the gap.

Where They Work and Where They Do Not

Good candidates: sandy, well-draining soil, which covers a lot of central and eastern Suffolk; flat lots with poor discharge options; properties at or near an impervious coverage limit; driveways and patios away from the foundation.

Poor candidates: heavy clay subsoil with very slow infiltration, which appears in parts of Nassau and the North Shore; areas with a high seasonal water table, since the reservoir needs somewhere to drain to; slopes steep enough that water runs across the surface before it can enter the joints; and anywhere immediately adjacent to a foundation, where you do not want to be recharging water.

A percolation test tells you which situation you are in and is worth doing before committing to a permeable design on an unfamiliar site.

Maintenance Is Different

The one real ongoing obligation is keeping the joints clear. Over years, fine sediment, organic debris and sand tracked onto the surface work into the joints and reduce infiltration. Maintenance is periodic vacuuming of the joints — typically every two to four years depending on how much debris the site generates — followed by topping the joint stone back up.

Practical rules: do not sand a permeable driveway for ice, since that is exactly the material that clogs it; keep landscape mulch from washing across it; and never seal a permeable installation, because sealing the joints defeats the entire system.
