If your home is in the Town of Huntington — which includes Huntington village, Huntington Station, Dix Hills, Melville, Greenlawn, Cold Spring Harbor, and the Huntington side of Commack — you have two advantages most Long Island homeowners don't:
- A dedicated Accessory Apartment Bureau. Huntington has processed accessory apartment applications for decades. There's an established path: application, inspection, approvals. You are not the test case.
- Plus One ADU grant participation. Huntington is one of only seven Suffolk County towns in New York State's Plus One ADU Program, which provides forgivable grants of up to $125,000 for creating a new accessory unit. A typical garage conversion costs $50,000 to $100,000 — meaning the grant can cover the entire project. What about Smithtown and Commack? The Town of Smithtown allows accessory apartments under its own code but is not currently on the Plus One participating list. Commack is split — homes on the Huntington side of the line may qualify for the grant, homes on the Smithtown side won't (for now; the program expands in funding rounds). What a North Shore Garage Conversion Involves
A garage-to-ADU conversion is the fastest, most affordable path to a legal accessory apartment because the structure already exists — foundation, roof, walls. The work is in making it livable and legal:
- Feasibility and zoning check. Lot size, setbacks, owner-occupancy rules, and parking requirements vary by town. This is a one-visit assessment.
- Design and permits. Plans covering insulation, egress, ceiling height, plumbing, and electrical. In Huntington, this goes through the Accessory Apartment Bureau; in Smithtown, through the building department.
- Construction. Framing interior walls, insulating the slab and envelope, running plumbing for a kitchenette and bath, upgrading electrical, HVAC (usually mini-splits), windows, and finishes. Typically 8 to 12 weeks.
- Certificate of occupancy. Final inspections make it legal — which is what makes it count at appraisal and lets you rent it without risk.
